Buying a home in today’s U.S. housing market has become harder than it’s been in decades. High prices and elevated interest rates pushed homebuying activity to its lowest level since the mid-1990s, with added pressure from rising insurance premiums, property taxes and persistently high rents, according to the Harvard University Joint Center for Housing Studies 2025 report. Since 2019, home prices have climbed 60 percent nationwide, driving the median existing single-family home price to $412,500 in 2024 – roughly five times the median household income, far above what’s traditionally considered affordable. This is why so many new homebuyers are turning to the quality and affordability offered by manufactured and modular homes.

Texas, like many states, faces a growing housing affordability challenge as land, labor and building costs push site-built homes out of reach for many first-time and moderate-income buyers. In “Forget Everything You Think You Know About Manufactured Homes,” Harold D. Hunt of the Texas Real Estate Research Center explains how modern manufactured housing – especially high-end HUD-code, modular and CrossMod models – can reduce costs while delivering quality, energy efficiency and faster build times compared with on-site construction. These off site-built homes, like the ones we build at Cavco, are reshaping perceptions and presenting new opportunities for real estate professionals and homebuyers in the state.

For a deeper look at how these manufactured homes work, why they cost less and what this means for Texas buyers and agents, read the full article: Forget Everything You Think You Know About Manufactured Homes.
